The deadline is real — and it doesn't care about the housing market
Most home sellers get to wait for the right buyer. You don't. When HR says the role starts on the first of the month, when orders come down, when a parent's health decides the timing for you, the question stops being "what's the highest price?" and becomes "what gets done, for a fair price, before I have to be gone?" There's no shame in that. It's just a different problem — and it needs a buyer built for it.
The two-payment trap nobody warns you about
Here's the part that quietly wrecks relocation budgets: the old house doesn't stop costing money the day you drive away. You're suddenly paying rent or a new mortgage in the new city while the old mortgage, taxes, insurance, and utilities keep drafting from an account that just funded a cross-country move. A vacant house in a New York winter needs heat so the pipes don't burst. Insurance companies charge more — or cancel — once a home sits empty. Every month the old place lingers on the market, it's pulling four figures out of your new life before you've unpacked a single box.
A cash sale ends that bleed on a date you choose. One closing, one wire, one set of keys handed over — and your entire income finally points at your new address.
Selling long-distance, without the long distance
Already moved? That's not a complication for us; it's a Tuesday. Here's how a remote sale works when you sell to us:
- One walkthrough, with or without you. A neighbor, a relative with a key, or a lockbox is enough. We visit once, take our own photos, and never ask you to stage or clean anything.
- A written cash offer within 24 hours, explained line by line over the phone — what the house would be worth fixed up in its specific neighborhood, what the work truly costs, and where our margin sits.
- Paperwork by email, closing by mobile notary. Our title company prepares the file, and on closing day a notary comes to you — another state, another time zone, a deployment address. Funds arrive by wire the same day.
- Leave behind anything you don't want to ship. The sofa that won't survive another move, the attic you never sorted, the second lawnmower — walk away from all of it. We clean out after closing at our expense.
Pick the closing date that matches the moving truck
Certainty is what we actually sell. Need six weeks to finish the school year? We'll set the date and hold it. Need money in hand before you sign a lease in the new city? We can close fast and let you stay on briefly under a short occupancy agreement. Because there's no bank on our side of the table, the date you circle on the calendar is the date it happens — no appraisal surprises, no financing that collapses a week before your flight.
The honest alternative: listing it from afar
We also offer a full listing service — handled through our family's licensed brokerage — and for some relocating owners that's genuinely the better deal. If the house is in strong shape, the market in your area is moving, and you can carry it for a few extra months, listing with us may net you more even after commissions and carrying costs. We'll run both numbers with you on the same call and tell you plainly which way we'd go if it were our own house. What we won't do is push you into a slow sale when your life has already left the building.
Moves rarely happen in a vacuum
Sometimes the relocation is tangled up with something heavier — a divorce that splits a household across two states, an inherited house three hours from where your life actually is, or a rental you're done managing from a distance because the tenants came with the building. We buy in all of those situations, occupied or vacant, and we'll coordinate the messy parts so you don't manage a transaction and a life upheaval at the same time. Talk to your attorney or accountant about the tax side of an out-of-state sale — and bring us the rest.
Where we buy — and why local muscle matters when you're far away
When you're eight hundred miles from the property, you need a buyer who doesn't need directions. Our family has worked Bronx/Westchester real estate since 1987, and we buy throughout Queens, Brooklyn, Westchester, and up into Rockland County. We know the co-op boards, the title quirks, the village permit offices — the local friction that stalls out-of-town sales dies quickly when the buyer lives here.
