MM UnionCash Buyers

Our Family, Your Neighbors

We don't do sugarcoated. We do real numbers, real offers, real closings.

MM Union Cash Buyers is a Bronx-born, Westchester-grown, family-rooted real estate investment company. We buy houses for cash across the Bronx, Brooklyn, Queens, Westchester, Rockland, Dutchess, Putnam, and Orange — and we do it the only way we know how: straight.

Real estate isn't what we do. It's where we come from.

Our story doesn't start with us. It starts in 1987, when Chris's father and uncle opened a real estate brokerage in the Bronx. Chris was born in 1995 — born and raised in the Bronx, raised inside that business. Weekends at properties. Dinner-table conversations about deals. A mother who was an investor herself — buying homes, holding them, and eventually flipping them too.

Some kids grow up around real estate. Chris grew up in it.

And here's the part most people don't know: real estate almost didn't happen. Chris was accepted into an accelerated five-year dental doctorate program. Two paths on the table — leave and become a doctor, or stay in the Bronx and build on everything his family had spent decades learning. He laid out his options, ran the numbers the same way he runs them today, and chose the Bronx.

He started as a licensed real estate salesperson. By his fifth year, he'd bought his first rental property. Then came the flips. Then more rentals. Then more purchases. Today, Chris leads the investment team at MM Union Cash Buyers — actively buying properties across the Bronx and the surrounding counties, backed by nearly four decades of family experience in this exact market.

We don't study these neighborhoods. We've lived them.

Born and raised in the Bronx. Lived in Yonkers. Lived in White Plains. Home today in Rockland County — and our office sits at the top of the Bronx, minutes from the Westchester line. Chris doesn't know this market from a spreadsheet; he drives these streets every single day. The Bronx blocks, the Westchester towns, the Rockland neighborhoods. When he comps your house, he's comping streets he's lived on, driven through, and bought on. That's the difference between a national "we buy houses" call center and a local buyer who actually knows what your block is worth. (Want proof instead of promises? See the houses we've bought — real addresses, public record.)

Facts over opinions. Every time.

A lot of cash buyers will look at your house and throw out a number based on a feeling. That's not how we work. Every offer we make is built on comparables — real, recent sales data from your actual neighborhood. Nothing is opinionated. Nothing is pulled out of thin air. When Chris sits down with you, he'll show you exactly how the number was built: the comps, the condition, the math. You'll see the same information we see.

Why? Because a seller who understands the numbers makes a confident decision. And confident decisions don't fall apart at the closing table.

We'll tell you the truth — even when it costs us the deal.

Here's something most companies in this business will never say out loud:

Sometimes selling to us isn't your best move. And when that's the case, we'll tell you.

Take loan modifications. If you're behind on your mortgage, the bank may offer you a modification — and it sounds like a lifeline. But here's what almost nobody explains: by the time the missed payments, today's interest rates, taxes, and fees get rolled in, your "rescue" payment can come out higher than the one you couldn't afford in the first place. Many homeowners end up right back in foreclosure — except now with less time and fewer options.

When you talk to Chris, he'll do that breakdown with you, right there: the total balance, current interest rate, taxes, fees — the real, all-in picture. Then you decide what makes sense. Keep the house, modify, list it traditionally, or sell for cash. We'll help either way. That's not a sales tactic. That's just how you treat people.

Racing the auction clock — so you walk away with money.

If there's an auction date on the calendar, every day matters. Here's the hard truth: let the auction happen, and you can walk away with nothing — the bank gets paid first, your credit takes the completed-foreclosure hit, and whatever equity is left gets tangled in a recovery process most owners never see the end of. Our job in a foreclosure situation is simple: move fast, figure out exactly where you stand, and get the deal done before that date — so you walk away with money in your pocket instead of a foreclosure on your record and empty hands.

The Standard

Everybody walks away happy. That's the whole point.

“The seller's happy, the attorneys are happy, the mortgage people are happy — everyone walks out of that closing happy. That's what makes me happy.”
— Chris, MM Union Cash Buyers

That's not a slogan. It's how deals actually get done and stay done. A closing only works when it works for everyone in the room — and that's the standard every one of our deals is measured against. We're not here to squeeze anyone. We're here to solve a problem, close clean, and have you shake our hand on the way out.

Talk to someone who'll give it to you straight.

No pressure. No obligation. No games. Call us or fill out the form — Chris and the team will get back to you fast, look at your property, and give you an honest, data-backed cash offer. Worst case? You walk away knowing exactly where you stand. Best case? You walk out of a closing with cash in hand and a problem off your back — with everybody in the room happy.

One conversation. All your options.

Your situation, your numbers, your call — laid out honestly by a family that's been doing this since 1987.
